Home Buyer’s Inspection (Pre-Purchase Home Inspection)

Cincinnati Home InspectionA standard Pre-Purchase Home Inspection is a visual examination of the physical structure and major interior systems of a residential building, much like a physical exam that your doctor may perform on you. However, it should be clearly understood that a home inspection is not to be confused with an appraisal, warranty evaluation, building code inspection, a guarantee of any kind, and/or an insurance policy on the condition of the property. A-Pro provides industry-leading 500-point Pre-Purchase Home Inspections that include a free foundation level survey ($150 value). Additionally, A-Pro home inspection Cincinnati clients are backed by InterNACHI “Honor Guarantee”  protects you up to $10,000 against property loss during an inspection.$10,000 Honor Guarantee, Backed by InterNACHI

The Home Seller Inspection, sometimes called a Pre-Listing Inspection, is a wise but often underused home-selling tool. Plus, any needed repairs can be systematically and efficiently taken care of without the pressure of a pending deadline. It’s just like a Home Buyer Inspection except the report is delivered to the seller. Want to shorten the number of days your property stays on the market? Order a Home Seller Inspection and put A-Pro Cincinnati to work for you.

New Home Warranty Expiration Inspection

New Home Warranty Expiration Inspection Cincinnati

A-Pro offers new home warranty inspections to detect notable defects before your one-year builder’s home warranty expires. In order to maximize your home warranty coverage, A-Pro meticulously documents and reports visual defects within your new home that may be covered under your builder’s home warranty. The Home Warranty Inspection Report gives you the leverage to obtain necessary repairs before your builder’s warranty expires. This could be your last chance to economically correct installation deficiencies and component failures common with new home systems. We highly recommend scheduling your home warranty inspection with us at the beginning of the 11th month. This gives you time to discuss our expert report with your new home warranty provider. Waiting until the last minute can force new homeowners into a disadvantaged negotiating position with the home warranty provider. Regrettably, some home warranty companies charge high premiums for their warranties but are less enthusiastic about paying claims. Call A-Pro Cincinnati Home Inspection today before your new home warranty expires, leaving you with safety and performance-related deficiencies that should have been corrected.

Maintenance Home Inspections

Maintenance Home Inspection CincinnatiThe Maintenance Home Inspection is a service offered to existing homeowners to help protect their significant housing investment. This comprehensive inspection enables us to work with the homeowner to gain access to areas that are not available during a visual-only inspection. The goal of the Maintenance Home Inspection is to detect potential system failures or other issues to allow the homeowner to make informed and prioritized repairs while hopefully avoiding major home cost surprises. We recommend that a Maintenance Home Inspection be performed a minimum of every three years. Many clients hire us to inspect an elderly parent’s home, rental properties, and vacation homes. Take control of your home repair budget and improve your ability to communicate with contractors by hiring A-Pro Cincinnati Home Inspection to conduct a Maintenance Home Inspection.

FHA Home Inspection

FHA Inspection Cincinnati

The FHA (Federal Housing Administration) Home Inspection is our standard industry-leading home inspection formatted to meet the requirements of clients who are utilizing an FHA loan. FHA loans put homeownership in reach for borrowers who may not qualify with other lenders. These loans often provide lower down payments and interest rates. An FHA-insured mortgage can be used to purchase a new or existing home. A home inspection is strongly recommended by the FHA as part of the loan process. Because this is a federal program, the FHA’s reporting requirements on home Inspections supersede those of any state-mandated regulations. For a smoother loan process and to protect your investment, call A-Pro Cincinnati Home Inspection to conduct your FHA Home Inspection.

HUD Inspection Cincinnati

hudseal_teal_1

There are specific forms associated with HUD homes and their inspections. A HUD home is a property acquired by HUD (U.S. Department of Housing and Urban Development) as a result of a foreclosure on an FHA-insured mortgage. HUD becomes the property owner, offers the home for sale, and then sells it at market value as quickly as possible. HUD properties are sold as-is without warranty, and no repairs should be performed on a property until after the new owner has taken possession. It is critical when purchasing a home sold by HUD to get an A-Pro Cincinnati Home Inspection as soon as possible for several reasons:

  • The inspection may uncover conditions that make the buyer choose to walk away from the deal and forfeit the earnest money. With many foreclosures, maintenance has been ignored and the home has suffered neglect or abuse.
  • If well-documented, new damage occurring before closing has a realistic chance of being covered by HUD. In HUD transactions, particularly when the house is vacant, the closing date is often extended.
HUD 203(k) program

203k Inspection Cincinnati

The 203(k) program was created in the early ‘60s as a way for home buyers to obtain funds to complete repairs, refinance, or purchase a home. The program’s complexity prevented it from being used effectively until the mid- ‘90s when consultants were first introduced to the field. Many of our A-Pro inspectors are certified consultants and can help you navigate this complex process.

 InterNachi Certified
New Home Construction Phase Inspection Program

The building of a home is critical at every step. Having an ITI®-certified building inspector present at each step of this process is also critical. While most contractors are very good at what they do, it is imperative to have another set of eyes to verify proper decision-making and execution of the project. The A-Pro New Construction Phase Inspection Program consists of three or four inspections for the home buyer. For all New Construction Phase Inspections, it’s important to get an idea when each building phase is scheduled to begin. As soon as you receive dates from the builder, notify us immediately.

PHASE I New Construction Home Phase Inspection Cincinnati– Foundation: The foundation inspection is one of the most important phases and the most difficult to schedule. Among other problems, builders can easily get ahead of schedule or fall behind due to weather. We recommend that the home buyer frequently checks in with the builder regarding construction progress.

  • Concrete Slab – This inspection phase is done after the exterior foundation walls are finished and the plumbing rough-ins are installed – before the concrete slab is poured.
  • Basement – We come out after the forms (walls) are poured and before backfilling. It is extremely important that this inspection is done BEFORE backfilling.
  • Crawl Space – A crawl space is simply a basement that you cannot stand up in. This phase is done after the foundation is poured but before backfilling and framing begins.

PHASE II – Pre-Drywall: This phase involves inspecting the electrical, plumbing, heating, and framing. We usually perform this inspection one to three days before the contractor hangs the drywall. All inspections above must be performed before this phase.

PHASE III – FINAL Home Inspection:

  • This phase is done after the building process is finished. About a week or so prior to the closing of the home, the buyer will have a walkthrough inspection with the builder. We come out one to three days before this walkthrough to perform a complete 500-point comprehensive home inspection, including taking pictures of any problems. This gives the client time to address any issues with the builder before closing. At this time, we can also schedule additional services (e.g., foundation level survey).

Final walk-through Home Inspection

PHASE III – Final Walk-Thru (Optional): Having A-Pro Cincinnati Home Inspectors by your side during the final walk through inspection is a wise decision. The final walkthrough is not a home inspection or a time to begin negotiating repairs. Rather, its purpose is to make sure the property is in the agreed-up buying condition (e.g., your inspector checks to see if repairs/improvements were completed satisfactorily). After our initial home inspection, many clients rehire us to conduct the walkthrough to examine changes, repairs, or improvements that were negotiated in order to come to a purchase agreement.

Home Inspectors Cincinnati |Ohio Home InspectorsAdditional Inspections

There are additional inspections outside the scope of a standard home inspection. Most home inspectors in the State of Ohio/Kentucky follow minimum standards of practice required by governing rules. A-Pro provides a comprehensive 500-point inspection which covers over 1,800 systems and/or components and goes well beyond the minimum standards. Below are ancillary services that may be of interest to you.

Home Repair Verification Inspection

Construction Repair Inspection Cincinnati

Many clients hire A-Pro to inspect and verify that specific home repairs have been done satisfactorily. This benefits clients who do not have the technical background or time to confidently ensure that home repairs were completed correctly. We work remotely for landlords and children of independently living elderly parents to ensure our clients have received all agreed-upon services before making a final payment to a contractor.

Roof Damage Inspection

Roof Inspector CincinnatiHave you ever wondered if the inspector hired by the insurance company to inspect your storm- or hail-damaged roof is working for you or the insurance company? A-Pro Cincinnati Home Inspectors are certified to inspect roof damage work for you. For a fair and balanced assessment of your roof damage, call A-Pro and make sure you have a professional on your side.

Lead Paint Inspection

The use of lead paint in homes was eliminated in 1978. If your home was built prior to 1978, it is certainly advisable to get a lead paint inspection. However, such an inspection is critical before you do any type of home improvement projects that require even mild demolition. Many A-Pro locations are certified in lead paint inspection. The health implications associated with lead paint are serious. The toxins from lead paint are most dangerous when the paint is disturbed and the lead-infused dust particles come in contact with people. Children and pregnant women are the most susceptible to the negative effects associated with high lead exposure.

Carbon Monoxide Testing and Inspection

Carbon Monoxide (CO) is a colorless, odorless, toxic gas. All fuel-burning appliances (gas, oil, kerosene, wood or coal) have the potential to produce CO to some degree due to incomplete combustion. Appliances (including fireplaces) that are not installed, maintained, and used properly run the risk of causing dangerous levels of carbon monoxide accumulation. In some cases, CO exposure can be fatal. Proper CO detection is vitally important. Your A-Pro inspector can test for carbon monoxide in the home, as well as check the appliances and fixtures that may be causing the problem. Your A-Pro Cincinnati Home Inspector will also advise you on choosing a proper detector, where to place the detector, and how to maintain offending appliances.

Wood Destroying Insect (WDI) report aka Termite Inspection

 WDI Termite Inspection Cincinnati

There are many types of wood destroying insects (WDI), but termites are the most common and cause the most damage. While a WDI Inspection is often referred to as a “Termite Inspection,” it covers all wood destroying insects. Whether you’re buying, selling, or refinancing your home, there is a high probability that you will need a WDI report. WDI reports…

  • Provide evidence of possible infestation by wood destroying insects or visible damage accessible at the time of the inspection
  • Identify possible infestations and previous treatment
  • Alert a lender or buyer to potential problems within the home

Termites are slow eaters, so if a termite infestation is discovered it is usually not a panic situation. Treatment is effective and can be handled in a few months without causing additional problems. Nearly all states provide oversight of WDI inspections and treatments. In all cases this inspection is outside the scope of a traditional home inspection. Your A-Pro inspector can consult with you on your options and, in many cases, provide the WDI Inspection for you.

Foundation Inspection

InterNACHI-Certified-Structure-Foundation-Inspector-PNG-aAll home inspections include a visual inspection of the foundation as a minimum requirement. At A-Pro Cincinnati Home Inspection, we understand that a home’s foundation condition is a major priority for our clients. That’s why we go above and beyond to inspect the foundation. The A-Pro inspection includes a foundation level survey ($150.00 value) as part of every standard home inspection. Call us if you need a foundation inspected.

Pool and Spa Inspection

Pool Spa Inspector CincinnatiSwimming pools and spas are most often excluded from a standard home inspection because they require special training and a separate report. However, having your dream home’s pool and spa inspected is essential. When mechanical, chemical, and especially safety issues surface with a pool or spa, your dream can turn into a nightmare, especially when liability issues are concerned. Protect yourself! Ask your A-Pro inspector for a Pool and Spa Inspection. Our in-depth inspection will not only uncover critical issues, but also help you in the planned maintenance of your pool and/or spa.

Mold Inspection

Certified Mold Inspector Cincinnati

We’ve all heard the horror stories associated with mold in a home. The truth is that elevated mold levels can pose serious health risks to a home’s residents. Certain mold spores can lead to respiratory disease, allergic reactions, and other health issues. All mold and the conditions for mold growth can also compromise the structure of the home. For mold to grow it needs three things: a food source, moisture, and warmth. An A-Pro Mold Inspection can help prevent serious problems and significant expenses.

Radon Inspection

Radon Inspection Cincinnati

It may surprise you that radon is the second leading cause of lung cancer and that nearly all homes have some level of radon. Radon is an odorless and colorless gas that emits as radioactive uranium breaks down in soil, water, or rocks. Radon can enter a home in many ways: via cracks in slabs, wall joints, and through the water supply, to name a few. An elevated amount of radon in a home is a health hazard. The standard home inspection does not include radon testing. The EPA has recommended that every home be tested for radon and that steps should be taken if tests discover excessive levels in the home. The good news is that bringing a home to normal radon levels is not usually a high-cost proposition. If you need A-Pro’s help in testing for radon and/or reading test results, please give us a call.

Thermal Imaging Inspection

Thermal Image Inspection Cincinnati

Having a home inspection is often compared to a doctor’s physical, in which components of the house undergo a visual check up. A Thermal Imaging Inspection, which is not included in a standard home inspection, is like having an MRI. Using an infrared camera, this inspection provides home buyers, sellers, and homeowners with a wealth of information, including:

  • Structural defects caused by wood destroying insects
  • Energy and heat loss
  • Moisture penetration and/or leaks
  • Problems with electrical wiring overheating
  • Much more

Call A-Pro for a Thermal Imaging Inspection when you need to know more.

Structural Inspection

A-Pro-Certified-Structure-Foundation-Inspector Cincinnati

A standard home inspection includes many of the elements of a Structural Inspection but is not as in-depth as a stand-alone Structural Inspection. During a Structural Inspection, A-Pro only examines and reports on the foundation and supporting elements of a home, looking for a variety of distress indicators that may require repairs or further evaluation. If you notice a sagging roof, bowing walls, or cracking foundation, or if your home has been subject to severe storm damage, flooding, or fire, call your A-Pro Cincinnati Home Inspector for a Structural Inspection.

Commercial Building Inspections

Commercial Building Inspector Cincinnati

Commercial properties, including mixed-use buildings, strip malls, motels, factories, storage facilities, restaurants and office buildings, can benefit from a Commercial Inspection performed by A-Pro Cincinnati Home Inspection. Your A-Pro Inspector collects information through visual observation during a walk through survey, as well as conducts research on key components and reports relative to the property. A-Pro then generates a meaningful report about the condition of the property based on observations research.
