HUD Inspection Cincinnati
There are specific forms associated with HUD homes and their inspections. A HUD home is a property acquired by HUD (U.S. Department of Housing and Urban Development) as a result of a foreclosure on an FHA-insured mortgage. HUD becomes the property owner, offers the home for sale, and then sells it at market value as quickly as possible. HUD properties are sold as-is without warranty, and no repairs should be performed on a property until after the new owner has taken possession. New Home Construction Phase Inspection Program
The building of a home is critical at every step. Having an ITI®-certified building inspector present at each step of this process is also critical. While most contractors are very good at what they do, it is imperative to have another set of eyes to verify proper decision-making and execution of the project. The A-Pro New Construction Phase Inspection Program consists of three or four inspections for the home buyer. For all New Construction Phase Inspections, it’s important to get an idea when each building phase is scheduled to begin. As soon as you receive dates from the builder, notify us immediately.
PHASE I – Foundation: The foundation inspection is one of the most important phases and the most difficult to schedule. Among other problems, builders can easily get ahead of schedule or fall behind due to weather. We recommend that the home buyer frequently checks in with the builder regarding construction progress.
- Concrete Slab – This inspection phase is done after the exterior foundation walls are finished and the plumbing rough-ins are installed – before the concrete slab is poured.
- Basement – We come out after the forms (walls) are poured and before backfilling. It is extremely important that this inspection is done BEFORE backfilling.
- Crawl Space – A crawl space is simply a basement that you cannot stand up in. This phase is done after the foundation is poured but before backfilling and framing begins.
PHASE II – Pre-Drywall: This phase involves inspecting the electrical, plumbing, heating, and framing. We usually perform this inspection one to three days before the contractor hangs the drywall. All inspections above must be performed before this phase.
PHASE III – FINAL Home Inspection:
- This phase is done after the building process is finished. About a week or so prior to the closing of the home, the buyer will have a walkthrough inspection with the builder. We come out one to three days before this walkthrough to perform a complete 500-point comprehensive home inspection, including taking pictures of any problems. This gives the client time to address any issues with the builder before closing. At this time, we can also schedule additional services (e.g., foundation level survey).
PHASE III – Final Walk-Thru (Optional): Having A-Pro Cincinnati Home Inspectors by your side during the final walk through inspection is a wise decision. The final walkthrough is not a home inspection or a time to begin negotiating repairs. Rather, its purpose is to make sure the property is in the agreed-up buying condition (e.g., your inspector checks to see if repairs/improvements were completed satisfactorily). After our initial home inspection, many clients rehire us to conduct the walkthrough to examine changes, repairs, or improvements that were negotiated in order to come to a purchase agreement.

Lead Paint Inspection
The use of lead paint in homes was eliminated in 1978. If your home was built prior to 1978, it is certainly advisable to get a lead paint inspection. However, such an inspection is critical before you do any type of home improvement projects that require even mild demolition. Many A-Pro locations are certified in lead paint inspection. The health implications associated with lead paint are serious. The toxins from lead paint are most dangerous when the paint is disturbed and the lead-infused dust particles come in contact with people. Carbon Monoxide Testing and Inspection
Carbon Monoxide (CO) is a colorless, odorless, toxic gas. All fuel-burning appliances (gas, oil, kerosene, wood or coal) have the potential to produce CO to some degree due to incomplete combustion. Appliances (including fireplaces) that are not installed, maintained, and used properly run the risk of causing dangerous levels of carbon monoxide accumulation. In some cases, CO exposure can be fatal. Proper CO detection is vitally important. We’ve all heard the horror stories associated with mold in a home. The truth is that elevated mold levels can pose serious health risks to a home’s residents. It may surprise you that radon is the second leading cause of lung cancer and that nearly all homes have some level of radon. Radon is an odorless and colorless gas that emits as radioactive uranium breaks down in soil, water, or rocks. Thermal Imaging Inspection

A standard home inspection includes many of the elements of a Structural Inspection but is not as in-depth as a stand-alone Structural Inspection.
